We have seen the rental market take a turn. There is not as many rentals today as there was a year ago. Many people have sold there rental property or has moved into it. This caused the rental prices to go up and more competition to get the rental. If you have a home here and do not use it on a regular basis, have you thought about renting it out? There is pro’s and con’s to it. The extra income will help pay the mortgage or any fees you pay yourself when vacant. With the property occupied it is less likely to get vandalized or have squatters move it. It is true that you have to do maintenance for a rental as painting or extra repairs but if you have a good agent most expenses will be kept at a minimum because you would have caught them early.
If you have a vacant property I encourage you to have someone look in on it on a regular basis to ensure the value of your property. Our company does do this for some clients and for a small fee we go to the property twice a month and check appliances and make sure no running toilets or water leaks.
Possible renters can help the process by having their paperwork in order. If you know you are looking for a rental have information ready or fill out a basic form from online, if needed. With the shortage of rentals it helps to be able to turn in paperwork right away. Most companies go on the first come first serve for applications.
If you have a pet please verify it is a pet friendly project. Do not waste your time or the agents time if you know it is not accepting pets and you still try to “talk the agent” into taking your pet. Many projects are pet free, meaning it is not up to the owner or agent, to accept your pet. Other projects make you get your pet approved first. Documents to have ready: immunization record, photo, and pet insurance proof. This will get the process started.
