I am sure that this first half of the year was not what anyone expected. It has been a time of change and uncertainty for work, school, rentals and buying and selling property. We have had to adjust our thinking, change our normal and think outside the box. My son is doing virtual high school and is doing well but hates the non human contact. We have had to depend on photo or video open houses, computer based approval for rentals to be able to show a qualified renter a property. With all of that being said, I feel that the market prices will stay consistent for now.
I am encouraging my clients and future clients to talk to a mortgage Broker to get pre-qualified. The reason why this is so important right now is properties are coming on the market and going into escrow before the week is done! So be prepared and ready to move on something you like. All agents are being proactive about photos, videos, face time, zoom calls, we are all here for you to make sure you can still fall into love with a property.
Rentals, this has been a little more work and patience than before. I, personally, am trying to have a complete photos set and pre approving renters before viewing. This is more for the safety of my owner and potential renters. Any property that becomes vacant has been cleaned and is ready for the next tenants. When I show the property I make sure everything is open and wiped down after the showing to insure we are still providing a safe and clean environment. This process takes a little longer but it is more beneficial to all parties involved.
